Maintenance Director

POSITION TITLE: Maintenance Director

F.L.S.A.: Exempt

QUALIFICATIONS: High school diploma or G.E.D. with 5 years experience preferred in construction or building maintenance. Practical experience in maintenance. Supervisory experience desired. Excellent communication skills. Ability to direct and coordinate. Must be team oriented, and have the ability to read and interpret documents such as safety rules, training manuals and instructions. Must be able to follow a work schedule, but be flexible to changing daily requirements.

REPORTS TO: Superintendent

TERMS OF EMPLOYMENT: Twelve month position. Salary and benefits to be established by the Board of Education using the Administrator schedule.

JOB GOAL: To maintain the physical plant and grounds in a condition of operating excellence so that full educational use of them may be made at all times. To make the facility safe and secure for all who enter.

ESSENTIAL JOB FUNCTIONS:

  • Supervisory responsibility over custodial staff and maintenance personnel and their projects.
  • Process repair and maintenance requests, determine which jobs may be performed by maintenance staff and which must be performed by outside contractors and advise the Superintendent accordingly.
  • Assume primary responsibility for the safe condition of flooring, door frames, doors, window glass & frames, toilet partitions, staircases, stair treads, wall surfaces, ceilings, hardware and similar structural elements in the facilities owned and operated by the school district.
  • Maintain maintenance/custodial supplies and equipment and make recommendations for purchases needed.
  • Conduct evaluations of maintenance/custodial staff.
  • Supervise grounds-keeping activities.
  • Conduct routine and periodic inspections of facilities and grounds to help maintain the physical school plant in a condition of operating excellence so that full educational use of it may be made at all times.
  • Provide training to maintenance personnel.
  • Develop priority lists for maintenance of building and prepare cost estimates.
  • Prepare written reports as requested.
  • Ability to do basic mathematic calculations and apply concepts such as fractions, percentages, ratios and proportions to practical situations.
  • Ability to interpret a variety of instructions; whether furnished in written, oral, diagram or schedule form.
  • Run electrical (wiring conduit, breakers) and other electrical projects and repairs.
  • Plumbing
  • HVAC repairs and preventative maintenance.
  • Schedule inspections (boiler, sprinklers, elevator, fire extinguisher, etc.)
  • Minor roof repairs.
  • Maintain accurate inventory records of supplies, tools, and equipment.
  • Be responsible for timely completion of work orders.
  • Consistent and regular attendance is an essential function of this position.

OTHER JOB FUNCTIONS:

  • Demonstrate the proper use and care of hand tools (such as hammers, saws, chisels, etc.) and equipment (power saws, drills, mowers, trimmers etc.).
  • Work overtime as needed.
  • Attend meetings as needed.
  • Demonstrate professionalism and appropriate judgment in behavior, speech, dress, and appropriate professional manner for the work setting.
  • Adheres to good safety practices.
  • Adheres to all district rules, regulations, and policies.
  • Perform other duties as required or assigned.

PHYSICAL DEMANDS: Regularly walking, hearing and speaking, being able to communicate in noisy environments such as construction sites, have close moderate and distance vision ability. Must be able to lift, turn, bend, twist and carry a minimum of 60 lbs repeatedly. To be able to work overhead as well as on a ladder. The employee continuously uses hand strength to grasp and use tools and climb ladders or other equipment. The employee will frequently have to lift or move up to 90 lbs.

CONDITIONS AND ENVIRONMENT: Employee will be required to regularly work inside and outside, which may involve inclement weather including rain, snow and temperatures below freezing or in excess of 100 degrees. The employee will work near or with moving mechanical equipment. The employee may work with toxic or caustic chemicals. The noise level could be occasionally loud.
